The location is excellent, with easy access to everything at the viaduct. I upgraded my room and paid extra to have a one-bedroom apartment and a view of the marina, but the doors and windows in the room were either not working or broken completely. This meant there was a lot of noise coming from all the bars and restaurants. The ranch slider in the lounge area didn't close properly and the window didn't have any seal and wouldn't open.

Such a great location right on Auckland's viaduct harbour within close proximity to lots of bars and restaurants. I had a studio room with a kitchenette, laundry (& hot water cupboard!). The room was very spacious with a large bathroom (including full bath and separate shower). It had a small round table with two chairs which was realistically a bit too small, good lighting (I had two large windows), a comfortable king-sized bed and plenty of space in the cupboard to unpack. I marked it down only because it is starting to look tired, especially the bathroom.

The room was sufficient, we had paid for an upgrade but had to stand in the corner of the room to just see the water. The location is perfect for walking to everything but the bars are also very close with their live music if that was something that would bother you. Room was adequate it wasn't serviced and we were only there for a small part of the day. Staff at reception were nice.

To be honest, I went in with pretty low expectations after reading a number of negative Google reviews... To be fair, the dΓ©cor is dated, the room did have an unpleasant smell when I walked in, and the carpet wasnβt the cleanestβ¦.especially noticeable since Iβd just stayed at a Hilton a few days before. That said, the reception staff really turned things around for me. They were patient, attentive, and responsive to all my requests, and honestly became the highlight of the stay. :) Not too bad for a business trip especially if you have the ocean view one bedroom apartment. Size and view are good!

Unfortunately I stayed three nights and had two rooms due to a very cold shower. To be fair the staff moved me to a different room, however I had to complain twice about the shower. The rooms are just old, dated and in desperate need for a renovation. It is a cracking location, the staff are very nice and helpful but it's tired, dated and past it's best. Wouldn't spend my money there until they redo rooms, paint, new furniture and upgraded bathrooms. The Car Park is also very frustrating and expensive, very limited spaces and very tight parking bays.

Based on the pics I've seen from other travelers there are likely rooms that have been renovated, or got some filters applied to them. Stayed in a big room, with a kitchen and facing the harbor. Room feels very old, lots of very old carpet, stains everywhere you look at. The entire place stinks very strongly of air freshener and stale cigarette smoke even though that's a non-smokers room. Linens are fresh and pressed but have some stains in them as well. Would not return at all. I'd advise folks to skip this one and stay at The Grand by Sky City instead for a very similar price.

- hard to sleep due to the persistent noise from the bars downstairs occurring all the way up to a minimum of 12am every night -Walls seem pretty thin as you can hear all your neighbours yelling and maintenance works occurring (banging) -the corridors have a mildew smell to them -overall outdated decor and fitout, definitely needs a reno. -only plus side is that you get your own kitchen and laundry. However, the laundry machines look like they are at least 15 years old and are very much due for replacement. -staff downstairs are pleasant. -> better off at the movenpick or SO hotel as the price difference is negligible.

To actually refer to this property as a "Hotel" couldn't be more incorrect, as The Sebel Viaduct provides rooms only and no other traditional hotel services. The rooms are tried looking and outdated and are in desperate need of refurbishing. Stained carpets and furniture, marked and soiled bed linen along with broken and damaged furniture make for a very underwhelming and disappointing room experience and nothing like the glossy photos displayed on the website. However the most unacceptable aspect of the hotel is its lack of disclosure that if you are staying over a Friday and Saturday night that you will be kept awake until 2am in the morning from the noise of the live band playing in the restaurant/pub on the ground floor. Absolutely appalling. No guest in any hotel ( and especially an ACCOR Hotel ) should be kept awake after paying in good faith for their hotel room accommodation. My recommendation if you want to stay in the Viaduct precinct on a weekends is to consider the Movenpick Hotel from the ACCOR group , this property is a true Hotel with its own bar and restaurant.

We stayed here in December, 2022. The accommodation was clean & located right at the harbour. Downstairs was a host of fine restaurants and night life. Close to the heart of the city.
