    Avoid this company at all cost if you do not want to be treated like a second class citizen. You are paying rent and the treat you as if they are doing you a favour. Very rude and condescending property managers with no care for safety or wellbeing of their tenants. Most disgusting and unprofessional set of people I have come across.

    Had a pretty frustrating experience. What started as a simple privacy question and a request for information got dragged out far longer than it needed to be. Front-line staff were absolutely fine, but things seemed to bog down once it hit department management. Communication became slow and defensive, with a lot of leaning on β€œpolicy” and delay rather than just dealing with the issue sensibly. We’ve paid rent on time and looked after the place, so it was disappointing to have something small turned into unnecessary stress. In the end, it was resolved directly with the landlord in less than ten minutes over the phone. I recommend you keep good records and be prepared to advocate for yourself if needed.

    I had a very disappointing experience with Edinburgh Realty’s property management team. I was offered a property that initially seemed suitable, but there was visible mould in the shower silicone. When I raised this genuine health concern, I was told that nothing could be done, even though replacing silicone is a simple and standard fix. I was then pressured to sign the tenancy within one day, despite the contract clearly giving me seven days. Since my concern wasn’t taken seriously, I viewed another property through a different manager from the same agency as a back up and applied. Within less than two days, the first agent cancelled my offer without explanation, and the second manager rejected my application soon after. Communication felt inconsistent, the pressure to sign was unreasonable, and my concerns were not addressed. As an international student who has lived in the UK, Canada, and the USA, this has been the most challenging rental experience I’ve had. It often feels that students, especially international students unfamiliar with NZ tenancy law, are not treated with the professionalism and respect they deserve. While the University of Otago is excellent, I would strongly encourage others to carefully consider their rental options in Dunedin.

    Well, accomodation is very much important if you want to live on overseas for short term or long term. However, searching good quality accomodation is another headache. If you are in Dunedin, then Edinburgh reality is a best stop for your headache. Located near to the 590 bus stop on George Street, and very easy to reach there. Once you are near to the gate of the realty, you will see various available houses or rooms on the display. Coming to the reception, the staff is really friendly and understanding. Online website is also available to apply for the inspection. If you go for the inspection, the agents are quick and punctual to reach on the decided time. That's what gives u positive thinking about it. The properties they have, are always of good quality and offering equivalent to the amount you spend. Once you fix the choice, the agents are really quick to make documents required and reduce your stress to search house. Commitment to the tenant, it is always important thing for any realty. I found them 100% committed to it, whenever we asked some help they were always there. Variety of rooms are available, however studios are provided with personal washroom, kitchen, bed, sofa, microwave, toaster, and water kettle. The amount is worth to spend for single studios too. So, here is the summary. Agents are smart and skilled to solve ur problems and understand everything what tenant feels while staying there.     I wanted to take a moment to share my experience, my positive experience, with Edinburgh Reality - Dunedin. And, no, this is not a paid add. This is real. When I moved to NZ, many people warned me about rental companies, so I was hesitant at first, but now I will gladly use and recommend Edinburgh in the future. I had an unfortunate situation in that after I signed a contract for a rental property I noticed black mould in many places that I didn't notice on my first visit. Quite promptly, Simone, one of the managers, got involved and sorted a cleaner to come clean and inspect it. It turned out the problem was worse than I thought and I was getting sick in that place, likely because of the mould. I thought I was stuck, but I got advice form the tribunal and others and amicably worked towards a solution. In fact, the solution that Simone proposed was actually better than I expected. She worked kindly and quickly on my case and in fact found a better place for me, a newer place, and helped me get a favourable weekly rate, too. I was impressed. I was quite worried that I was stuck in a horrible situation, but Simone and the team sorted it out quickly, kindly, and professionally. For that, I am grateful as it saved my trip in NZ, turning a negative experience into a positive one. Thanks, Simone! And thanks to the team at Edinburgh for solving this issue swiftly and amicably. I wouldn't hesitate to use them again. In fact, I found everyone there to be quite friendly, from management to receptionists and even to their contractors. I'm glad I went with them.

    I've used the team of Lane, Clayton and Aimee probably half a dozen times now to sell different types of investment properties over the years and each time they've achieved a good sale. I've been happy with what I consider maximised sale prices with good tactics. Recently the last couple of sales have been achieved quickly and efficiently in a hard sale market. Even though I've got a decent amount of experience in investment property I still go to them for advice as they're overall knowledge of the market in my area is top notch and they're very approachable.     I lived in an Edinburgh rental property with 4(!!!) property managers over the 1.5 years I was there. The high turnover and seemingly chaotic process was stressful and meant we never established an ongoing relationship with our property manager. That said, our most recent property manager, Phoebe, was lovely to deal with and always promptly responded to enquiries. She's the only reason I'm giving any stars at all! Would I recommend Edinburgh? Probably not, but the Dunedin rental market is so rough at the moment that Edinburgh may be one of the best, however, that is not saying much.

    DO NOT use Edinburgh realty as your property manager. They are the worst. Phoebe is incredibly unprofessional, rude and abrasive. The whole team are unprofessional and have cost my property money. They don't communicate with you. They ignore you. They backpedal on the things they say. They lie. The manager is useless and a coward who hides behind emails. Do no recommend at all. Find anyone else if you care about your property and making money.

    Have applied to be on a viewing wait list for multiple properties and never got a call back for any of them. Was sent an email weeks later saying the property was off the market. And when I applied for a property I didnt receive any updates until I messaged the property manager directly and she told me the property was sold. Definitely have to talk to them in person if you want information.
