   had a truly disappointing experience with Helen Robinson recently, the rental agent. Throughout the viewing, she was unwelcoming, unprofessional, and kept a stern, almost hostile expression. When asked questions, she responded in a condescending manner, making it clear she had no interest in assisting potential tenants. The most disturbing moment came when an African family arrived with a very young child. Before they even stepped inside, Helen ordered them to "hold" their child, using a harsh and commanding tone. Her face showed clear contempt — it was deeply uncomfortable and, quite frankly, shocking to witness such blatant discrimination in 2025. This kind of behavior should has no place in this country. Professionally, Helen is clearly unqualified — rude, dismissive, and lacking basic courtesy. If she has no interest in doing this job with integrity and respect, perhaps it’s time she stepped aside for someone more capable and willing. I can’t understand how her employer tolerates such conduct. It reflects poorly on the entire agency and raises serious questions about their standards. An absolute disgrace to her role and to this industry.

   Landlords & Tenants – Stay Away from This Unprofessional Company! Our experience with Ultimate Properties has been nothing short of frustrating due to their unprofessionalism, misleading fees, and poor management. • Hidden Fees: We signed an agreement for a management fee (including GST), but they had charged GST separately since day one, they have reverted back since we had to inform them just now. • Zero Communication: Our property manager never answered calls or texts and only responded after two business days—completely unacceptable, lazy and unprofessional. • Lack of Effort: They failed to provide reports on inquiries, viewings, or open homes. We received no updates, forcing us to list the property ourselves. Within two weeks, we found a tenant on our own. • Unfair Letting Fee: Despite doing all the work—handling inquiries, open homes, and negotiations—they still charged us a full letting fee. • Broken Promises: After we complained, their manager, Greg, agreed via phone (which I have recorded) and email to waive four weeks of management fees. Later, he changed his stance, saying we had to continue working with them for another 12 months and rent out another property to get that deal. This company is misleading, and unethical, and takes landlords’ hard-earned money while doing next to nothing. Landlords and Tenants — Please avoid this company at all costs!!

   I highly recommend Ultimate Properties to landlords, as they care for the houses as if they were their own. I have been with Ultimate Properties for 3 years, and Juky Steenberg is my property manager. She takes complete ownership of the house, demonstrating a remarkable ability to manage the property. Juky provides prompt responses even during weekends or holidays to address and inform about any issues. Her communication with traders and insurance, along with excellent follow-up, is noteworthy. She efficiently handles all repairs, going the extra mile to help landlords achieve a strong balance between landlords and tenants. Juky possesses a down-to-earth managing capacity, is very kind, considerate, and understanding of landlords' personal circumstances. This consideration is evident in her prompt handling of issues and immediate contact with traders. She communicates with landlords with great work ethics. I am eager to continue with Ultimate Properties, and I wish for Juky to remain my property manager, taking care of my property in Hamilton indefinitely.    I cannot praise this business enough. Tej and Jim worked extremely hard for us to get an attractive offer on our property and they did not give up despite it being a slow market. We also recently bought a new property off them and couldn't be happier with our new home. The process was so smooth. These guys are hard-working, professional advocates who work with you to help you achieve your goal. Thanks so much again guys! An A++++ business

   Here I would like to acknowledge my tenancy manager Juky. My overall experience was amazing! Juky is really great at her job, for example goes to great lengths to remedy any and all situations asap... from damaged piping to a fallen tree! She is very understanding and also gave me time be proactive, allowing me to DIY minor repairs, for me that was important. I am grateful to have had such a kind, reliable, and understanding tenancy manager who created and maintained a positive and respectful relationship.

   I am so pleased with Rachel. I previously had Amanda who was the property manager when Ultimate took over the rent roll from Hamilton Property Management. Rachel has done a sterling job of bringing my properties back up to scratch from where they were when Amanda was looking after them. There has been quite a bit to do and Rachel has been on the ball in every way, the entire time with my best interests at heart as an owner, on multiple properties. She has all the contacts and the tradies she has used have been excellent and the finish on a renovation that we undertook on one of the properties was exactly what I was hoping for. Rachel understands the pressures on a landlord but also has respect and kindness for my customers (tenants) whom I want to be happy, clean and long staying in my properties. Could not recommend anyone more highly than Rachel. This is my 3rd property management company experience and by far the best. Not thinking of moving away any time soon. Thank you Rachel so much - I really feel like you know where the line is of how to keep a property in good order, well tenanted without over-capitalising. That's golden.

   I had Helen as my property manager for just under a year and she was awesome to deal with. I dealt with her from the application process right through to the end of tenancy she was fair to us as tenants and extremely understanding. Unfortunately due to personal reasons I had to end my fixed tenancy early, however Helen made the process and easy and smooth as possible.
