   Very disappointed after staying one night. There were stains in the blankets, towels and pillows. Tried to move the beds so my toddler could sleep next to us without falling off, and it was disgusting underneath, so had to leave them where they were. The common bathroom upstairs is getting old, has mold and cobwebs everywhere. Tried to enjoy a free-coffee and the kettle was super rusted inside, so aborted immediately. The kitchen cutlery looked dirty. There was no TV in the room even though the reservation indicated one. There was no WiFi the night we stayed and the owner didn't attempt to compensate us at all, just said "sorry". The carpark is cramped (if you are lucky to get a space) and it's difficult to get in and out as there is no space to U-turn, the entrance is tight and direct to a busy road. Only the house location and lake views were enjoyable. Not planning to go there ever again.

   Wifi Speed 45 mbps (good to work with). Nice location at the lake. Common rooms are spacious and of course one needs to like this while common room and shared bathroom concept. It was clean and okay for us :)

   Where do we start ? Parking on site offered, impossible site with reverse onto busy road access. Owner not on site and argumentative about spaces, suggest he get parking lines done to get other guests to tow the line. Place in poor state and lots of repairs needed. Also in need of a good clean. Bed comfortable and view unmatched, but that is sadly all.

   Lovely location and very nice host who was very prompt with queries. A little attention needed with making sure everything works but that was all. Otherwise the perfect place to stay in Hamilton. Relaxed, roomy, comfortable and an excellent outlook over the lake.

   Great view and location but thats where the positives end. It really needed a good clean. Dirty dishes, cobwebs in bathroom and shower, rubbish outside etc Massive cockroaches in bedrooms and the lounge. None of the TVs worked properly and wifi was average.. it didnt reach the room I stayed in.
