To legally shut down Lincoln Court Motel using New Zealand laws, you would need to build a case that highlights the business's violation of health, safety, and hygiene regulations. Based on the reviews you provided, the following steps and legal frameworks could be involved: 1. Health and Safety Violations Health and Safety at Work Act 2015: This law requires businesses to ensure the health and safety of workers and others affected by their operations, including customers. The multiple complaints about unclean rooms, mold, cockroaches, and health hazards like bed bugs and semen stains indicate that the motel is not meeting its responsibilities under this law. Public Health Act 1956: This act outlines requirements for maintaining sanitary conditions in public places, including motels. Conditions like mold, cockroaches, foul odors, and unclean bedding could qualify as public health risks. 2. Building and Fire Safety Building Act 2004: The reviews mention broken windows, holes in walls, and cracked walls. These could be considered breaches of the Building Act, which mandates that buildings are maintained to ensure public safety. Fire and Emergency New Zealand (FENZ): The state of the motel's infrastructure, including substandard locks, the risk of fire hazards from faulty electrical equipment (e.g., heaters, electric blankets), and blocked escape routes, could raise concerns with FENZ. 3. Consumer Protection Consumer Guarantees Act 1993: Under this Act, any accommodation provider is required to provide a service that is of acceptable quality, fit for purpose, and matches its description. With consistent complaints about dirty, unsafe, and substandard conditions, the motel may be in violation of these guarantees. Customers are entitled to request a refund or compensation if the accommodation is unfit for use. 4. Licensing and Regulation Local Council or Territorial Authority: Motels in New Zealand must be licensed to operate. You can contact the local council to investigate whether the Lincoln Court Motel meets the necessary health, safety, and building code standards. If they are found to be in breach, the local council has the power to revoke the motel's license. Accommodation Sector and Standards: New Zealand also has quality assurance bodies, such as Qualmark, that evaluate motels and hotels. Complaints about substandard conditions could be escalated to such organizations for investigation. 5. Criminal Offenses Illegal Activity and Crime (Brothel-like Behavior): Several reviews indicate possible illegal activities, such as drugs being sold and escort services operating in the motel. This could fall under criminal laws like the Prostitution Reform Act 2003 and other criminal statutes regarding illegal drug activity. Reporting this to the police would be necessary to investigate whether any criminal activity is taking place. Steps to Take: 1. Report to the Local Council: File a complaint with the local council about the motel's condition, focusing on violations of health, safety, and building regulations. 2. Consumer Complaints: File complaints with the Commerce Commission for breaches of the Consumer Guarantees Act and lodge reports with consumer watchdogs like Consumer NZ. 3. Report to Health Authorities: If health issues like mold, vermin, or sanitation are present, report these to the Ministry of Health or local public health authorities. 4. Involve Fire Safety Authorities: Report any fire hazards or unsafe building conditions to Fire and Emergency New Zealand. 5. Police Involvement: If there are credible reports of illegal activity (drugs, brothel services), contact the New Zealand Police. By compiling evidence from these reviews and reporting these ongoing violations to the appropriate authorities, you can initiate an investigation that could lead to the shut down

Had 2 nights booked here, Literally looked around the place and left within 5 minutes. I was not staying there at all. It stunk of cigarette smoke and looked like it had never seen a mop, broom or wash cloth. It was disgusting to say the least. Blankets were stained and had cigarette burns in. Absolutely would not recommend .

Room is so bad condition. Smell and so bad. On site has heaps of car park. The tenants are noisy. And right next room one escort stay and all day some one coming and going there.

Just don't!!! I have never seen anything like it! Filthy! Dirty sheets, mold, leaking bathroom. We got a refund and left. I don't mind dated as long as it is clean. This is far from clean! This is a no stars motel. It really needs to be shutdown!

Only as a last resort. No service. Cockroaches running. Towels look like they were not washed. Bedding full of stains. Pictures fastened to cover whatever sins on bottom of a wall. Too expensive for a little bottle of milk. The one star goes to the clean sheets.

Doesn't deserve a star at all. Stayed here in April and was absolutely disgusting, mold on the ceiling, curtains like cardboard couldn't even walk on the carpet as it was filthy as. Even the oven hadn't been cleaned. Was booked in for a week, niece came and took me away after 2 days, scummy manager didn't even care. Don't stay at this disgusting motel.

To Be Honest this Motel does not even deserve a star. Was really unhappy with the place that we asked for a refund and went home. The carpet was Damp. The lights in the shower/toilet area wasn't working. There was a damp smell to the room. And on top of that there was a guy smoking weed outside our room at 4am in the morning. I think the lady next to us was dealing. I honestly was so upset that my partner made the decision to leave first thing in the morning. I didn't care if we didn't get a refund but lucky the guy gave it to us. I do not recommend this place at all. Small families live here as well.
