Its alright but very budget. Things need a lot of maintenance. Curtains could be darker as street and car lights shine through. No heating or cooling so slept with the door and windows open to let in fresh air.
Nice size rooms and close to mall and other shops. There is no air conditioning though.

Writing on behalf of my daughter. They stayed for 2 nights. Marks on walls, 2 broken chairs, cleaners came & started cleaning room while they were still in bed, heater in bathroom stopped & started, view from windows was broken fence, dog shit, rubbish & overgrown garden & was $130 a night, stayed 2. Very unhappy.
Not really impressed with level of maintenance. Our heater did not work and was placed directly below curtains that hung onto heater. Linen on bed was threadbare.
Excellent place to stay at an affordable price for its location offering room service daily, basic room amenities, free parking and laundry. Rooms are fully double glazed isolating most of the noise pullution from the street, heated floors and wall heater. Its in a prime location within 5mins walking distance from the Riccarton shopping centre and 5-10min drive to River side market at the City Centre. Convenience and Affordability, will stay again. We got a king studio that was self contained unit with small kitchen and ensuite, it was so comfortable and beautifully warm. The bathroom has headed floors, so lovely to enter in the middle of the night. We will be back.
Biggest concern was proximity to a busy road (Clarence Street). This road has traffic passing all hours and the noise heard from my room was loud even with all windows and doors closed. Further investment in sound proofing would make a huge difference. Other than this the room was clean and tidy though a little worn and tired in places (eg chair upholstery thinning, shower seals/edges worn, previous damage to heater). Bed was okay, springs feeling a little old and weak but not uncomfortable. Staff were friendly and accommodating.
Website says newly build and furnished - it is not. The furniture is old, ripped seats plastic on tables - pretty rough. Curtains are cheap and don’t block the street lights, not even hung to the correct height so you stand on & trip up on them, No privacy in lower rooms from street or drive, 1 desk lamp as a bedside lamp, nowhere to hang clothing/wardrobe. About as budget as you can get. Bare minimum. Location is also Very noisy!
