   Loved the balcony and the room was very clean with all the necessities for a relaxed and comfortable stay. Personally, I LOVE that it feels like you ain't being watched by a hawke or have an intrusive lobby of eyes on you as you run the gauntlet past them!!

   Great location and a very very comfy bed. Check in was fast. Unfortunately the place is really, really tired and run down. It's in desperate need of a refurbishment. Room had no proper kitchenette, the shower door leaked terribly so the tiles were always sodden and the "spa bath" in the "executive suite" we booked hadn't worked in quite sometime. Main Light switch in bathroom wired to loud extractor fan. One light above mirror not working so was quite dark. Lounge Room was cramped and full of mish mash furniture. Other tenants smoking in the building which stunk so bad, loud voices and someone yelling in the room above us. Quite a let down considering the price point. However, despite the negatives this was also the most comfortable bed we had on our entire trip. Super king and glorious. We could also walk up the road to the mall for dinner. It wasn't *the worst* place I've stayed but I don't think I'd be back nor recommend it to others. The reason I gave it higher than a single star is the bed was awesome, the manager was friendly and location.

   Great location. Just 5 minute walk from bus stop, dairy, cafe and sushi restaurant , and 10 minute walk from the Westfield Newmarket mall and local shops. The best part of the stay, however, was the lovely manager, Nisal. He was so welcoming , knowledgeable and friendly. He didn't stop working the whole time we were there. He should be snapped up by one of the international hotel chains.

   We booked 2 rooms. Both were on the third floor. Room 20 was very good. Well equipped, clean and comfortable. Room 19 had a leaking ceiling in the bathroom as well as a soap dispenser that didn't work. I advised the manager of this. Room 19 should not be letted with the ceiling in this state. Great location with ample parking.

   No sink to wash dishes- washing them in the bathroom sink is just disgusting. Hot drink supplies were never restocked when the room was serviced, and every time they had been to do the service, they left a random flannel somewhere in the room. Over half the latches on the windows were broken or completely missing, so the wind whistled through them all night. The book listing things about the room, local area etc didn't look like it had been updated any time recently.

   Nice clean rooms with everything you need - kettle, toaster, microwave, fridge. The TV has a smartbox but isn't connected to the internet, seems a bit odd but apparently is deliberate (I asked). Room had shower / bath. It was quiet most of the time (apart from traffic noise) but the Friday night the people in the room next door had a party and it was obvious the walls aren't that thick.
