This place is conveniently situated for restaurants and the golf club. This time the TV was dodgy with a dark band across the top half. But the worst was that the fridge stopped working and food that I had bought from the 4square opposite was wasted.

Absolutely rubbish. STAY AWAY. The place is really badly run down. Stains on the bedding, bathroom tiles and grout is black. Alot of permanent guests live here it seems. If you like staying in K.O. or emergency housing, go for it. My recommendation is just stay anywhere else. Edit: if your in Room 6, you get to listen to the laundry in the dryer all night. (Laundry is locked so accessible only by permanent guests) I can't tell you enough disappointing this place is. It shouldn't come up on a Google search.

Is a great location but everything else was a massive letdown. I stayed here with my family, and we were all shocked at how dirty and run down this place was. The bathroom was filthy urine still on the toilet seat and floor, mould all through the shower, and the window wouldn’t close properly. The kitchen wasn’t cleaned either and still had rubbish from previous guests. The beds were made and looked tidy at first glance, but there’s no way any of us would sleep under the covers. The mattress itself was uncomfortable and felt old and neglected. There are so many health and safety issues I could list, but honestly the whole place just feels unmaintained and unhygienic. The photos online are completely misleading this motel is nothing like advertised. I definitely wouldn’t recommend staying here.

Great central location, check in and out was super easy. Price wise I was happy with considering that the apartment did have a lot of wear and tear damage. Despite that the apartment was clean. The mattresses in the bunk room are in need of replacement. No condiments or towel replacements done during our 3 night stay. 4 small towels, 2 face washers and 1 bath mat are not sufficient for 2 adults and 2 teenagers for a 3 night 4 day stay. The power to the bathroom went out on the first night and I called the after hours number and was told that they can not help and they would leave a message for the morning person. We had to shower in the dark and this was very dangerous. The next morning at 9am when the office opened and advised the situation to the man there who was in no hurry at all to come and help. We again had to shower in the dark and when we were leaving at about 10am he was only then coming to have a look. Our living area of the apartment was facing the car park with no privacy curtains, we had to keep the curtains closed at all times. The same issue with the two bedrooms, that they were facing the communal very used walk way. I suggest maybe some mirror tints or privacy curtains be installed in all these areas. Our apartment was connected to the main office and you could hear everything! Despite all the small issues that can be rectified we would here stay again.

Booked in while in the ferry from Picton to Wellington. Went straight from the ferry and arrived at about 6:45. Got instructions for lockbox from Sarah and went to room. Found room had an empty beer bottle, what looked like drugs by the microwave and a large tub of vasoline and a big indent on the bed where someone had been laying down. Called Sarah who moved me to another room which I accepted (should have moved anywhere else). Went to sleep and left early the next morning for the long drive home. Arrived home to find Sarah had messaged me saying I was lying and that she had camera footage and would happily send to the police and will be charging me for two rooms. I asked to speak to her manager who said no footage existed and couldn’t confirm what happened. Do not stay here as feel it is a dangerous place to stay and they will attempt to scam you. Not suitable for business travellers or families. I asked for an apology and next steps and have received nothing. Stay at your own risk.

Booked month in advance. Called the day of booking to confirm and everything was ok. The receptionist tried to call me while I was driving and because I didn’t answer the phone he canceled my booking and gave my room to someone else. Unreliable and unprofessional

I see some poor reviews for U Studios but we found the rooms very comfortable and clean. Reasonably close to the beach, only around 40 minutes from the ferry terminals we would happily stay again. I wondered if they have been the victim of staff shortages like so many other small businesses.

Wouldn’t recommend We had smoke butts to greet us in the garden/plant at the door. Room wasn’t the cleanest spa dirty, freezer defrosted and wet all our food. No extra milk even after asking for it they didn’t answer the phone no one at reception and didn’t reply to emails. Lady on arrival was lovely tho. Wish we didn’t book 2 nights
