Had a reservation and they relied on us to prove that we had one... room was boiling when we got it & it took 45+ minutes to cool down.... no parking, instant coffee for the morning and a VERY busy road.. good thing it's next to a church so you can repent from all the swear words that your going to express.

Booked this guest house for my mother and she had a wonderful stay. The host was attentive, and the place was clean, cosy, and very peaceful. Great value and super easy from start to finish. Highly recommend!

We happened upon the manor when looking for a more local place to stay in the Ponsonby area. We could not be more impressed and thrilled with our stay here. The manor itself is beautiful with perfectly appointed rooms and spacious places to relax, talk, and connect with other travelers (if desired). There is also incredible care in every touchβa small library with comfortable sofas, tea and coffee in the kitchen, and a separate makeup towel in the bathroom for the end of a long day. Everything has been thought of and considered for your comfort. Even better is Hongying, the host. She is delightful and strives to help you no matter what comes up. We had some changes in our dates and check in and she provided the best service to make it as easy as possible. I have a disability and she made sure I was able to be in a room that fit my needs and checked in throughout to see if there was anything else. Truly the best place to stay in Ponsonby, and probably all of Auckland. 6/5 stars if I could.

Such a lovely stay. Rooms are comfortable and furnished well. So much more personality than a hotel or motel. Consider splurging for the room with the king bed and porch - itβs so nice to enjoy the city skyline at night. The manager was incredibly personable. A perfect option and so glad we found it.

This is a beautiful old house in a great location in Auckland. The host was very helpful, the rooms were clean and set up beautifully with lovely decor and a super comfy bed which had high-quality linen and pillows. There are a few different layouts for the rooms to choose from, great facilities and free parking available on the doorstep. Would stay again.

Stayed here for two nights. The location is unbeatable with tons of local shops, restaurants and bars all within walking distance. The room we booked we stayed in was much smaller than advertised on the booking site, to the point where we barely had space to open luggage besides on the bed. We also requested an early check in (about 30 min before the actual check-in time) to which the owner responded that they could meet that request IF the room was ready. Our flight ended up delayed and we arrived after their actual check-in to find our room still wasn't ready and had to wait for it to be cleaned.

Our experience of PM was dismal to say the least. We booked 6 months ahead of our stay, only to turn up and be told that we had no booking (I had printed proof). At 6.30pm at night in an unfamiliar city (country!) is the worst travel nightmare come true. They werenβt even understanding or sorry about the mistake they had made. Do not recommend!

Please do not come here. I've lodged a complaint against this property on untrue advertising. Property owner ripped travellers off with untrue advertising. Actual room size for their 'Standard Queen Room' was barely 10 meter square which is less than half of what is being listed (i.e. 20 meter square), and without any wardrobe, coffee/tea maker, mugs/glasses, electric kettle, hairdryer etc which should be included in the room facilities as listed/pictured on the website. The room my husband and I were being checked into was so tiny that we cannot even open our luggages or move around properly. Doubtful if the passageway inside the room would met building compliance standards. Many mosquitoes and bugs inside the room as it was next to the garden. Noise level was so high on the night we stayed with a crowd partying next door with loud music, people playing and chattering which went on after midnight. When being confronted on untrue advertising, the property owner was very rude and unreasonable, made distressing remarks to us like "what do you want?", "go ahead and complain as you like!", "'I'm so glad you only stay here for one night!", "I took out the wardrobe so as to make room in the room", "if you need to use the electric kettle, you come out and use the one at pantry which is next to your room" etc.

We stayed in room 1 on the 15th and 16th of Feb, 2023. When we arrived, the front door was open and there was no one around to greet us. Some guests asked us if we were checking in and directed us to a cleaner who was out the back going about here business. She was very nice and took our check in details and got us onto our room. Great. After dropping our belongings in the room, I waited in the front yard for my wife to join me. I was met by a female with no identification, holding a phone in her hand. She asked me if I was checking in (same question from random guests). Since she was not identified and this was the second person asking the same question, I asked who are you? She looked annoyed by this and said, "I'm on the phone", glancing at it in here hand. I found this extremely annoying as she was the one that asked me the question. I assume she was staff, but wasn't waiting around to be treated rudely, so went into the room. I never saw her again. Later that night 21:00 and onward, our rooms door was continually trying to be opened without knocking by guests who were looking to check in. At one point, I had to open the door and ask them to stop. They were doing this because there was absolutely no information about what to do on arrival. No number to call, no instructions. Nothing. Not a good experience so far. The next morning, the whole house was without hot water. Again, the guest were trying to connect with someone to address the issue, but no one and no instructions were available. This experience was unfortunate, because the house and the room are fantastic. The cleaner was doing a great job. Unfortunately, the lack of presence, altercation in the front yard and no instructions for guests on arrival was a real let down. Nice looking house. Nice room. Clean. Good location. Points lost for lack of administration.
