   My family and I rented from this company for two years. It was our first home in New Zealand (thanks to Phil for approving our application). The house was generally okay, though some rooms had roof leaks. We reported this, and while repair people patched it, the problem was never fully resolved. During the second year, our rent increased by $50/week, but we chose to stay for school reasons. Throughout our tenancy, our property manager was very supportive and consistently praised us for taking care of the house. When we decided to move to a bigger place, a new property manager was assigned just one month before we moved out. We had never met her before. That’s when things became difficult—she attempted to claim half of our bond for reasons we felt were unreasonable. I requested explanations and received some photos to justify the deductions. I went to their office to discuss it, and they ultimately dropped most of the claims because they lacked sufficient evidence. Even though we spent weeks cleaning the house, they expected it to be presented at an almost “five-star” standard. While I could have taken the matter to the tenancy tribunal, I didn’t have the time or energy for the process. I’m not discouraging people from renting from Property Boss, as there are good people in the company. However, my advice is to keep detailed records of the property before and after your tenancy and ensure a final inspection is done with you present to avoid unreasonable claims.    Having managed our rentals for years, when living in Christchurch, when we had to move away from the area 10 years ago, we were apprehensive about getting someone else to look after these properties. The Property Boss has done a great job of this for us, great communication, dealing with issues very quickly, keeping in mind what is good for the tenant, the property and for us the owners. We would definitely recommend this firm.

   I have been with the Property Boss since 2009. Usha and her team have always been professional and totally on the ball. Usha's team have managed my two rental properties so efficiently. As one tenant leaves, another comes in. The tenants are well screened and prove to be excellent. All maintenance and repairs are attended to without delay. I can only say that I am so happy to have had the Property Boss look after my two rentals and I would recommend them to anyone, as I already have.

I highly recommend if you're looking for somewhere to call home or you're looking for a company that will take great pride in finding the right tenants to look after your assets and maintain high standards of care. I have been a tenant with The Property boss for over 3 years and they have been hands down the best rental company I have rented off. Usha, Phillip and the team have been great to communicate with. They go above and beyond to make sure tenants are happy with the homes they are in. Everything has been smooth sailing, pleasant and stress free right from the beginning. I have been in two rentals with them and they have been nothing but accommodating and reasonable with any issues or enquiries thus far. Both homes have been beautiful, warm, dry and tidy. I have been one very happy tenant and if in the future I was to own and rent out one of my properties I would not hesitate to leave it in the hands of The Property Boss.

   If there was a zero star option, this would be picked. Very dishonest and money hungry business. I rented from Property Boss for just over 12 months in the central city of chch. They withheld our bond because they believed the house was left unreasonable and partially damaged, but did not let us rectify anything. We then filed for the tenancy tribunal. This has now been resolved at the expense of my time, mental health and money. If you are wanting an easy rental experience, go elsewhere. Do not let them fool you. Take pictures of everything, mark down every time/date they enter the property. And be present for your exit inspection. Never in my life would I have thought I would've gone through this. If you want an easy going experience, stay away from the Property Boss.

   The Property Boss have been managing a reasonable portoflio of rentals for us for a number of years. If i wasnt happy i would have changed. I feel valued as a landlord and feel my tenants are treated like people and not numbers as has been my experience of other property management companies. I am advised of any issues that affect how my property is affected but not hassled about the small stuff. My properties have been maintained in excellent condition because they are thorough, well organised and work as a team. I would highly recommend Usha and her team to manage your rentals.
