    I have a newly built townhouse from 2022 and was with Harcourts Grenadier for over three years. Until the most recent tenancy ended, I had no major issues with their service. When asked if I wanted to continue with Harcourts, I agreed, based on my previous experience. The property was listed on Trade Me and the Harcourts website in early October. I was told there was little interest and was advised to reduce the rent, which I agreed to. Later, I discovered that tenants with pets were allowed in the listing without consulting me. I also noticed the Trade Me listing was missing an important detail about the car park, which is a key requirement in a city centre suburb. When I raised this, I was told it would not make much difference as it was not a searchable criterion, which I believe was incorrect. As a result, more than two weeks were wasted with no suitable applicants. The listing was eventually updated, but the effort and urgency felt minimal, and my property was treated as just another number. I terminated the contract and switched to another property manager. Harcourts confirmed the handover would be smooth and advised they would complete the exit inspection when the tenant vacated near the end of October. The new property manager secured a suitable tenant within two days. The exit inspection report from Harcourts identified damage including a benchtop chip, a hole in the bathroom ceiling, and a dent in the stairway. Photos were attached for the hole and dent, which are clearly not fair wear and tear. Tenant explanations included in the report appeared unrealistic. I have attached my own photos to this review, which clearly show the damage and are not fair wear and tear. Out of 171 photos in the report, the actual damage photos were difficult to locate and not clearly highlighted. I responded in writing, stating that the benchtop damage, bathroom ceiling hole, stair dent, and toilet underside staining were not fair wear and tear and should be paid for by the tenants. After my response, Harcourts advised that the tenants had cleaned the toilet underside and removed some weeds. However, this was not done to an acceptable standard. Harcourts obtained a quote for the benchtop repair, and the tenants initially agreed to get their own quote. For the hole and dent, Harcourts confirmed with me whether I wanted to charge the tenants, which I approved. Later, I was informed that the tenants refused to pay for any of the damage, including the benchtop. Harcourts suggested mediation, but I was unclear what discussions had already taken place with the tenants. At this stage, I felt Harcourts was consistently siding with the tenants rather than representing my interests as the landlord. The new property manager also raised concerns about weeds in the front garden, which Harcourts had previously described as reasonably clean and tidy. I ended up paying for additional cleaning and gardening to properly prepare the property. Regarding mediation, I was advised that I could either handle it myself or pay over $300 plus GST for Harcourts to represent me. Given the lack of support I had already experienced, this felt unreasonable. I decided to repair the hole and dent myself and asked Harcourts to manage the benchtop issue only. After further discussion, the tenants agreed to pay just $200, around half the cost. I accepted this simply to close the matter, as I no longer trusted Harcourts to act in my best interests. Overall, I am extremely unhappy with the service provided during the tenancy ending and transition. This was the worst experience I have had with a nationally represented property management company. I am leaving this review to warn other landlords that even when clear damage occurs, Harcourts may not take the landlord’s interests seriously.
