Probably the worst property management company Iv ever come across In NZ. How they are still operating is beyond me. Absolutely appaling in every way. Do not use this company. I am the mother of one of the tenants, so you wont find me on your system. Absolutely shocking " company"

Reliance Property Management has managed my apartment for five years and they are exceptional - great customer service and communication. I can’t rate them highly enough as the service is outstanding. If you are looking for an exceptional property manager, then I highly recommend Karishma and her team. My apartment has been tenanted without a break for the past five years. They also treat tenants with great respect and courtesy. Five stars.
Extremely disappointed with Reliance Property Management. I entrusted them with managing my property at 34 Kokako Rise, Papakura, and their negligence caused me significant financial and personal stress. They failed to conduct a tenant exit inspection or provide any report. I had to fly to NZ at my own expense to find the property in a derelict state—damaged, dirty, and full of rubbish. Despite multiple emails, calls, and submission of photo evidence and invoices, they ignored my communications. I paid for cleaning and repairs, which they promised to recover from the tenant’s bond, but I’ve received no updates or reimbursement. They even failed to provide a tenancy tribunal case number after repeated requests. This experience has been unacceptable and unprofessional. I strongly advise others to be cautious before trusting this agency with their property.

Very bad experience as tenants at one of the homes managed by this business. Complete oversight on the part of the business to manage issues we faced. It took them 3 months to get our dishwasher replaced and toilet fixed although rent was paid on time and that too after countless follow-ups. Pest control and a zillion other issues such as a broken sliding door, adequate ventilation issues, amongst others are still yet to be addressed. Even the contractors they sent initially came, saw and disappeared, I've never met someone more lax in my whole life! Emails and calls go unanswered or forwarded to a call center. Yes they might be the cheapest around but the amount of agony they put us through us as tenants isn't worth any owner losing their tenant due to this negligence! Even lodged the bond money 6mos after we moved in an illegal move in NZ, yet done with flagrant violation. UPDATE: hired the worst contractor they could find, installed a subpar stove without any safety measures and it broke down within 2 months. We were utterly shocked, you can't trust your LIVES with these guys. Also a majority of so called positive reviews are written by people from one specific place in India and who I doubt have been to NZ.
All Fake 5Star reviews to coverup that this Company has some incompetent staff when it comes to managing property. Karishma can’t even do the basics as a property manager, it’s almost like she got her qualification from a weet bix box. Won’t be recommending her to anyone! Take your investment elsewhere. Maybe if you actually did your job properly Karishma your reviews would be legitimate just a thought…
We have been dealing with this company and the team at for two years now and cannot fault the fantastic service they provide, to both tenants and landlords alike. From the moment we viewed the property, they've not only been incredibly professional, but extremely approachable, friendly, attentive and always quick to respond whenever we communicate with them. As long-time renters, we've dealt with a number of property management companies over the years and our family would definitely rank the Reliance Property team as the very best we've encountered. We would not hesitate in giving them our highest recommendation.
Extremely difficult to get an update or outcome from Karishma/Reliance whom I was dealing with. Delays on everything a property manager has to do. Always had to do numerous follow ups. Never answers the call nor emails on time. Was extremely frustrated as a landlord. Tolerated for a year as per contract terms then we switched to other property management company. Paying little more at the moment but getting excellent service from the other company. Please think thrice or more before signing up with Reliance.
